What is your pet policy?
We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.
All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

Livano Serenova offers rentable garages for residents who prefer covered, private parking, as well as EV charging stations conveniently located throughout the community. Both options are designed to make everyday life a little more effortless.
What public transportation options are available nearby?
Spring Hill is a primarily car-dependent area, and most residents find a personal vehicle to be the most practical way to get around. That said, Hernando County Area Transit (HCat) provides bus service in the broader region, and the leasing team can share more about routes accessible near the community.
What school district serves Livano Serenova?
Livano Serenova falls within the Pasco County School District, with nearby schools including Dr. Mary Giella Elementary School, Crews Lake Middle School, Hudson High School, and Classical Preparatory School (a K-12 charter school).
